A configuração das habitações numa área específica geralmente reflete similaridades respeitantes a características estruturais, de localização e de vizinhança, evidenciando a formação de submercados de habitação distintos. Desta forma, esta dissertação tem como objetivo identificar a existência de submercados de habitação no município do Porto através da aplicação da análise de clusters com restrições de contiguidade. Para esta aplicação as variáveis consideradas incluem características físicas e estruturais dos imóveis, bem como de localização. Tais variáveis foram extraídas da base de microdados anonimizados sobre o Imposto Municipal de Imóveis, detida pelo Instituto Nacional de Estatística. Os resultados identificaram para o ano de 2019 e 2022, três submercados bem definidos na área do Porto. A sua delimitação complementada com a análise das características que definem estes submercados fornecem informações valiosas para os proprietários das casas, autarquias municipais, credores e investidores e promotores imobiliários.
The configuration of housing in a given area generally reflects similarities in terms of structural, location and neighbourhood characteristics, indicating the formation of distinct housing submarkets. This dissertation therefore aims to identify the existence of housing submarkets in the municipality of Porto by applying cluster analysis with contiguity restrictions. For this application, the variables considered include the physical and structural characteristics of the properties, as well as their location. These variables were extracted from the anonymised microdata base on municipal property tax held by the National Statistics Institute. The results identified three well-defined submarkets in the Porto area for 2019 and 2022. Their delimitation, complemented by an analysis of the characteristics that define these submarkets, provides valuable information for homeowners, municipalities, lenders, and real estate investors and developers.
