This dissertation investigates how the relationship between Real Estate Investment Trusts (REITs) and the broader stock market has evolved across different market regimes. The central question is whether REITs have become more stock-like over time — that is, whether their sensitivity and co-movement with the equity market has structurally increased. The analysis covers U.S. data from 1994 to 2019 using three complementary approaches: quarterly data with the Geltner-unsmoothed NCREIF Property Index (NPI), quarterly data with the CoStar Commercial Repeat Sale Index (CCRSI), and monthly data with the CCRSI. Three sub-periods are examined: pre-GFC (1994–2006), GFC (2007–2009), and post-GFC (2010–2019).The results are consistent across all approaches. Pre-GFC, the R-squared from regressing REIT returns on the S&P 500 is approximately 9–14% and the estimated beta is 0.27–0.32. During the GFC, R-squared surges to 71–72% and beta exceeds 1.67. Post-GFC, both remain elevated — R-squared at 58–59% and beta at 0.85–0.91 — well above pre-crisis levels. The relationship between REIT returns and direct real estate returns is consistently weak and statistically insignificant across all periods, consistent with Hoesli and Oikarinen (2012). These findings suggest that REITs have become structurally more equity-like since the GFC, with important implications for portfolio diversification.
Esta dissertação investiga como a relação entre os Real Estate Investment Trusts (REITs) e o mercado acionista evoluiu ao longo de diferentes regimes de mercado. A questão central é saber se os REITs se tornaram mais semelhantes às ações ao longo do tempo. A análise cobre dados dos Estados Unidos de 1994 a 2019, utilizando três abordagens complementares: dados trimestrais com o NCREIF Property Index (NPI) corrigido pelo método de Geltner, dados trimestrais com o CoStar Commercial Repeat Sale Index (CCRSI) e dados mensais com o 3CCRSI. São examinados três sub-períodos: pré-crise financeira global (1994–2006), crise financeira global (2007–2009) e pós-crise financeira global (2010–2019). Os resultados são consistentes entre as três abordagens. No período pré-crise, o R-quadrado é de aproximadamente 9–14% e o beta estimado situa-se entre 0,27 e 0,32. Durante a crise, o R-quadrado sobe para 71–72% e o beta ultrapassa 1,67. No período pós-crise, ambos permanecem elevados — R-quadrado entre 58–59% e beta entre 0,85 e 0,91. A relação entre os retornos dos REITs e os do imobiliário direto é consistentemente não significativa em todos os períodos, em linha com Hoesli e Oikarinen (2012). Adicionalmente, quando o imobiliário direto é utilizado como variável dependente, o seu beta face ao S&P 500 permanece próximo de zero, confirmando que o fenómeno é específico aos REITs cotados. Estes resultados sugerem que os REITs se tornaram estruturalmente mais semelhantes às ações desde a crise financeira global, com implicações relevantes para a diversificação de carteiras.
