| dc.description.abstract | This dissertation intends to study the feasibility of the opening of a coworking space in Almada (a city located in Lisbon South Side). More specifically, and mostly from a supply point of view, it evaluates the market positioning of such a space and its implications in the returns of potential investors. Starting from a market and industry overview, this paper analyses the existence of a market for this type of business, who are the key customers and how addressable this market is, given its fragmentation and the market prospects in terms of expected growth. After a careful analysis of the key drivers of a flexible working space, a financial analysis is conducted, to provide a view on the cash flow generation of this specific business and on the expected returns for potential investors interested to participate in a capital raising process. | pt_PT |
| dc.description.abstract | Esta tese tem como objetivo o estudo da fiabilidade da abertura de um espaço de coworking em Almada (uma cidade localizada na margem sul de Lisboa). Mais especificamente, e maioritariamente através do ponto de vista da oferta, é feita uma avaliação do posicionamento de mercado deste espaço e das implicações dos rendimentos para potenciais investidores. Começando por uma visão geral da indústria e do mercado, esta tese analisa a existência de um mercado para este tipo de negócio, quem são os principais clientes e quão acessível é o mercado tendo em conta a sua fragmentação e as perspetivas de mercado em termos do crescimento esperado. Após uma analise cuidada dos catalisadores chaves de um espaço flexível de trabalho, é efetuada uma analise financeira detalhada, para providenciar uma visão sobre a geração de cash flows deste negócio em especifico e sobre os retornos esperados por potenciais investidores interessados em participar num processo de angariação de capital. | pt_PT |
